Gentoo Group and Ad Hoc formed a partnership to bring neglected, long-standing empty homes back into use.
The collaboration focused on vacant properties across some of the North East’s most challenging neighbourhoods, aiming to create safe, lived-in spaces while reducing ownership costs and improving community wellbeing.
The Challenges
- Long-term vacancies – Persistent empty homes in low-demand areas increased holding costs and negatively impacted community morale.
- Ineffective security measures – Previous use of metal shutters was costly and resulted in additional maintenance problems.
- Anti-social behaviour – Vacant and boarded-up homes attracted ASB and criminal activity, further reducing demand and damaging local reputation.
- Community decline – Derelict properties on key estates eroded public confidence and hindered regeneration efforts.
Our Solutions
Ad Hoc introduced an innovative Property Guardian approach:
- Implemented a trial placing three carefully selected working adults into long-vacant homes under Licence Agreements.
- Guardians maintained their properties, reported repairs promptly, and adhered to strict conduct and environmental standards.
- Monthly inspections carried out to ensure high property standards, safety compliance, and consistent occupancy.
- Guardians agreed to relocate if Gentoo required possession, providing full operational flexibility.
- Guardians actively contributed to neighbourhoods by reducing ASB, maintaining communal areas, and fostering positive neighbour relations.
- Following the success of the trial, Gentoo expanded the initiative to revitalise additional properties across North East England.
